Challenge
Located on a prominent site overlooking Caroline Bay, the Hydro Grand Hotel (built 1912) had deteriorated into a dangerous state. The structure was deemed so unsafe that Fire Services could not enter.
The project required navigating strict heritage requirements, a constrained CBD environment with high public visibility, and the management of significant asbestos contamination throughout the 3-story structure.
Solution
PSE delivered a complete turn-key solution. Before structural demolition could begin, we implemented a comprehensive asbestos survey and removal plan approved by WorkSafe. Working with ARL Solutions, we identified, isolated, and removed hazardous materials to ensure the site was safe for mechanical demolition.
Despite the building's dangerous state, our team successfully salvaged key heritage items of value before the main structural teardown.
Results
We successfully managed the high-risk demolition of this 105-year-old structure, which had deteriorated to a point where it was deemed unsafe for emergency services to enter. Despite the structural instability and constrained CBD location, our team executed a precision demolition plan with zero safety incidents. We delivered a complete turn-key solution, managing the complex identification and removal of asbestos and salvaging key heritage items before clearing the site for future development.
